There is a whole lot to like about this Spanish style triplex, which I will detail for you right now: First, more than most, it really lends itself to being an owner-user property, which it has been for 15 years. The largest unit - 1100 sq ft - has a really cool outdoor space dedicated to it, which you can see in the photos. This is the one that has been the owner's unit, and they have loved living there all this time. They are retiring to Utah, which is why they are selling. But, frankly, the detached one on the other side of the garages would serve just as well as an owner's unit. It is smaller - 700 sq ft. But it is detached (no common walls) and has a nice, decent sized back yard, dedicated just to it. In-unit laundry in each unit. Also, in a part of town where parking is at a premium, there is tons of parking on this property. Three garages plus three more parking spots on the concrete pad just in front of the garages. Additional information is that the tenant in the 900 sq ft unit has told both the owner and myself that she is, in no uncertain terms, leaving of her own volition no later than January. That leaves that unit available to rent for market rate which, based on its size and its quality, will not rent for less than $2500/mo, and quite possibly more. And even the tenants in the detached unit are very open to a conversation about vacating, so it's possible to get all three units up to market rent in short order. And, finally, the property will stand up well to a licensed home inspection, as the current owners have been diligent about upkeep. According to the owners, there is new copper plumbing, the sewer line to the street is new, foundation was re-done after Northridge and there is updated electrical. Also, kitchens and bathrooms have been re-done. Bottom line, you are not walking into a money pit, but rather, a property that has been well maintained and updated. Note - Photos 11 - 29 are the 1100 sq ft 2 bed unit; photos 31 - 43 are the 900 sq ft 1 bed unit; photos 46 - 58 are the detached 700 sq ft 1 bed unit. Owner's unit can be shown anytime.
